Local notes
A lot of Walnut Creek's foothill homes were built in the '60s and '70s with railings that predate modern guardrail code. If your deck railing wobbles, has 6-inch gaps, or sits below 36 inches, it likely wouldn't pass today — and it's a liability. We'll tell you honestly whether yours needs replacing or just repair.
Condo and townhome work may involve an HOA. Bring the current submittal and finish requirements so responsibilities can be included in the proposal.
